Host commitments

This is what you promise when you publish a place to stay, an experience or a service. The host commitments are part of [the terms](/villkor), and you accept them every time you publish.

  • Last updated 5 November 2026
  • The terms prevail if anything differs.

§ 1

An accurate listing

  • Describe the place as it is: beds, rooms, amenities, location and distances. The photos must show that place and be up to date.
  • State the full price. Fees the guest has to pay must be included in the price or listed as extras.
  • Keep the calendar up to date, or connect it to your other calendar.
  • If you host as a business, say so, with the company name, registration number and contact details.
  • One place has one listing. If you have several units, each gets its own.

§ 2

Laws, permits and insurance

  • You are responsible for being allowed to rent out: permission from your landlord or housing cooperative, local rules and the terms of your lease.
  • You are responsible for your tax and VAT. We report the rent to the Swedish Tax Agency as the law requires (DAC7).
  • You must have home or holiday-home insurance that covers renting out, with liability cover. Ask your insurer whether the rental needs to be reported.

§ 3

Safety

  • Working smoke alarms on every floor and near the bedrooms, a fire extinguisher or fire blanket, and clear ways out.
  • Stove, chimney and sauna heater swept, checked and with instructions.
  • Tell guests about risks they cannot foresee, such as a steep staircase, a jetty without a railing or ice on the lake.
  • Cameras and other recording devices are never allowed indoors. Outdoors they must be stated in the listing and may never look into the house, the sauna or the bathroom.

§ 4

Bookings

  • Reply to requests within the response time.
  • Do not cancel a confirmed booking without a valid reason, such as damage that makes the place uninhabitable. If you cancel, the guest gets everything back, and the cancellation affects the listing's place in search.
  • Make sure the guest can get in: keys or codes must work at check-in, and you or someone you appoint must be reachable during the stay.
  • The place must be cleaned, clean and free from health hazards when the guest arrives, with beds and towels ready if the listing says so.

§ 5

Guests

  • Treat everyone equally, see nondiscrimination.
  • Do not enter the place during the stay without the guest's permission, except in an emergency.
  • Use guests' details only for the booking, and do not keep them longer than you need to.

§ 6

Payment

  • Never take payment outside the service and never ask for a deposit.
  • Claims for damage and extra costs go through us, see damage and compensation.
  • Commission and payouts follow the payment terms.

§ 7

Quality

If a listing gets many low ratings, many host cancellations or complaints that turn out to be justified, we first help put it right. If it does not improve, the listing may be paused or removed, see reporting and enforcement.
